

The Evin area in northern Tehran was traditionally known for its villa projects. However, in recent years, the landscape has changed from villas to mid-scale apartments, and now to high-rise apartments. It's important to define the architectural quality of these new buildings and establish a suitable pattern for the area that benefits investors. The apartment design is based on the concept of mimicking a villa apartment from the initial proposed plan, complete with a yard of about ten square meters. The units are separated by semi-open spaces and half-play yards instead of common walls. These semi-open spaces serve as entrance courtyards connected to the living space, and are reflected in the design plans. The external volume of the project is structured with two units on four floors, and two separate volume masses for the duplex units on the fifth and sixth floors. The design prioritizes the integration of green space and openings in the majority of the outer wall's thickness, rather than focusing on the composition of balconies or windows. Emphasis is placed on the volumetric mass and the spaces between them, taking into account the scale of the project. The lower levels of the building, especially below ground, are designed to control light and security while also creating green spaces for service areas. Another defining feature of the building design is the use of sloping roofs, which allows natural light to enter the building and gives a unique quality to the units. This design choice also focuses on using a minimal color palette for the exterior walls and highlighting the building's green features. To achieve this, the vertical grooved stone material is used for the units, while copper enamel materials are used in between them. It's important to emphasize the volumetric grooves in the project.
