Malard Commercial Building

The design criteria of this project was to establish a win-win scenario for the city and the developer, in order to make the city more pleasant to live in. A system which provides facilities to overcome deficiencies and creates a pattern for future developments in the region. The site of the project is located in a dense and crowded neighborhood with minimum social platforms. Moreover, there is a pedestrian bridge crossing the project site. The weak economy of the region was an important factor affecting the design process. The width to length ratio of the site is 1 to 7. It was decided to use 100% of the land area and to create a central void to compensate the excess built area. The design intention was to create a pedestrian walkway through an urban block which is connected to the adjacent sidewalks on two levels, one on the ground floor and the other on the first floor and through the pedestrian bridge. The walking path is the perfect place to pause and relax, besides the existing urban chaos. A pathway for seating, observing, talking, and viewing the nature and the lively urban activities, could be the perfect win-win strategy which not only satisfies the economic interest of the developer, but also provides proper urban facilities for the users. Open, semi open, as well as closed spaces are joined together with the aim of providing better view to the shops from the city and the upper floor. Restaurants are located on the upper floor and there are seating areas along with greenspaces and voids to view the city. Pathways are connected on different levels and greenspaces have transformed the pathways into a landscape containing commercial, restaurant, as well as seating areas.
